Unoccupied property insurance

If you have a property that is going to be unoccupied for a long period of time, it’s important that you arrange a special type of insurance called ‘Unoccupied Property Insurance’.

This cover doesn’t have to be expensive but you can expect that there will be certain conditions surrounding it. Most insurers only offer Fire, Lightning, Explosion, Earthquake and Aircraft (FLEEA) cover.

Unoccupied property

As the winter is starting to creep up on us, it’s important that you keep your home safe and secure, especially if you are going away or visiting family.

Here are some useful tips to keep safe.

Check on your insurance policy how long you can be away from your home for without affecting the cover and having to inform your insurer.

If you are going to leave your home unattended, make sure you keep the heating on a low temperature, around 15°C. By doing this you can reduce the risk of any pipes freezing and causing damage to your property.

Plastic plumbing joints are more likely to degrade faster than metal ones so keep an eye on then and act quickly if you even the slightest hint of water.

Make sure you check the condition of the tiles on your roof (this can be done at ground level) especially on garages, sheds and any flat roofs. This is particularly important as the weather last year was really bad so try and be prepared for this year.

Keep all guttering and gullies clear so that water can flow freely through them.

Consider cutting low hanging tree branches as this could damage in high winds.

Avoiding a home insurance claim

The summer months usually see the peak of house burglaries and associated home insurance claims. According to the Association of British Insurers insurers handled 78,000 domestic burglary claims (1,250 claims every working day) paying out £84 million over the entire summer.

So what is the best way to avoid becoming one of those home insurance claimants. Well the ABI’s top tips to make homes safer during the summer holidays are:
• Avoid leaving windows and doors open when you are not in your home – even if you are only out for a few minutes.
• Do not leave ladders and tools that could be used to gain entry out in the garden at night or when the property is unoccupied – lock them in a secure garden shed, garage on indoors.
• Check that any garden sheds are secure.
• Keep car and garage keys out of sight of possible intruders.
• When you are away from the home, use light timers to give the impression that the property is occupied.
• When going on holiday, if possible ask a trusted neighbour, friend or relative to keep an eye on your property. And remember to cancel any milk and newspaper deliveries.

So make sure you follow these best practices and avoid the financial loss and heartbreak that often accompanies a break in.
